As HML goes we are a small shop that carved a niche in a very particular sector of the market that I identified as under served so we stepped right in.for many investors though a nice 9% note for say 5 years that has 60 on time payments .. those will out perform the 12% short term because of the lack of drag.. we do a million a month of that paper.

The effectiveness of using rent varies tremendously by the sector of the market your rental is positioned in.

In the second half of 2016, I've seen rents plateauing in SF in the wake of several thousands of units, mostly in the luxury dwelling sector, come online with many more soon to follow, so I don't necessarily see rents increasing much in the near future, but that's not to say they won't climb again down the road.

With two major hospitals, health related services sector is bringing lots of career-level jobs/investment. 

Stuff that looks to cash flow and has a relatively low price given the Sterling/US Dollar exchange rate.The UK rental sector is a lot more costly than the US as a general rule.I suspect that the target audience for the site is not US investors.Warning: UK agents are not licensed and anyone can collect a commission legally.
