I have been diligently reading many real estate and wealth-building-oriented books to educate myself on how I can operate this business professionally.

The grime just really adds up and if you don't stay on top of it it can ruin rugs, towels and furniture. 

The downside for most is it takes a very high level of sales & marketing aptitude and process orientation, which is the reason I would say most wholesalers fail or take very long to reach financial breakthrough.

However, it seems like most of the conversations are oriented around wholesaling or tracking deal flow.

Investing in real estate is complex enough from afar, but add in currency moves, political corruption, economies tied to vary narrow industries (export oriented / commodity based), language, unique laws, regulations, taxes, etc, why endure that headache.I've written about this before and won't go into a ton of details but I traveled to many LatAm countries working for Dell and like you, saw opportunities.
