The Director of the Toledo Lucas County Health Department shall issue a “Lead-Safe Certificate” upon the filing of all of the following with the Toledo Lucas County Health Department:o A completed application for a “lead-Safe Certificate” to include the name, address, and telephone number of the Owner or the Owner’s agent of the residential rental property and the number of rental units at the address.o A lead-safe report issued by a local lead inspector, who has completed a local lead inspection in compliance with the requirements of this Chapter.o A filing fee of $45 (per unit) The lead-safe certificate shall expire from the date of issuance by the Director as follows:o Four (4) years from the date of issuance by the Director; oro If the residential rental property has undergone lead abatement, designed for the single purpose of permanently eliminating lead hazards consistent with the provisions of Ohio law.

We don't have a board of directors so, no to a "board meeting", although we religiously document an annual meeting. 

You have less control of your and hopefully there is a solid management company and board of directors.

The mayor and country chair for Portland and Multnomah County in Oregon have announced a moratorium on nonpayment evictions due to job loss.County court proceedings for evictions have been suspended until "April 30th or later."

I LOVE when we get comments about how nice the bed is, or how cozy the couch/chairs or how nicely it's decorated.

However, if you plan to target students, you cannot change your location,  but if you can offer a bundle of amenities which makes you attractive and gives you the pick of tenants.In our student rooming house we have the following on offer:furnished bedrooms (bed, dresser, desk & chair) - one unit has single/twin beds, the other has double/queen beds.Utilities included.Internet included - we need an internet connection for our building monitoring, but do not need much bandwidth.  

The average tenure for regular retail refi is definitely on the newbie side, but then again regular refi's are not too complicated and for anything that does get complex they have directors and RVPs that can handle it.
