Owner may, on fifteen (15) days’ notice to Contractor, terminate this Agreement before the completion of the Work, and without prejudice to any other remedy Owner may have when Contractor defaults in the performance of any provision of this Agreement, or fails to carry out performance of the Work in accordance with the provisions of the Contract Documents.

I was shocked/surprised/educated when I realized that my 5 out-performed that person's 20!

Although there are other markets where the cash on cash returns look better in year 1, I expect San Antonio to outperform over the long term on a risk adjusted basis.

You can find decent rent to price ratios there, and I think it will outperform most of NJ in the long term.

The NAR published this report in December of 2019: Top ten Outperforming Metro Markets for the next 3-5 years and Columbus, OH was listed (https://www.nar.realtor/report...)!  

In mid-December, the National Association of Realtors released a report identifying DFW as one of the 10 U.S. home markets expected to outperform over the next three to five years.

That real estate out performs the SP500 and nasdaq.FSBO and REO properties also which was great. 

In the next 5 years I will need a new AC and furnace, unless they outperform their life.
