Throw rugs are so cheap now people can just buy them if they want carpet.

It's more appreciation oriented purchases rather than cash flow perspective.

@Peter Tverdov   I am very value oriented, but I remember early in my career fighting for $1000 and loosing that one and a few others for what was really insignificant money in the scheme of things. 

Then the rug can't be pulled out from under me once the seller finds out the negociated price and tells a friend and they complicate the deal.

Most of the time that let's them out.If you've got product and you can hold open houses/make flyers/be customer oriented...and it's spring/summer market...you don't need a realtor..... really.

My feeling was that it was oriented to newbies to MF (they heavily promoted their mentorship program).

Try to find someone who is investor oriented and has some interest in the performance of your property.

This highlights the fact that other towns may in fact be better options in the MA Metro Area for the "Conservative, Cash-Flow Oriented" investor, we just chose to focus on the largest 20 cities / towns.Is this the best or most accurate way to quantitatively rank / prioritize areas of interest?
