Hi all,I currently have 2 SFH rental properties with your average landlord policy covering them, and I recently contacted my agent to get a good umbrella policy in place for supplemental coverage, scalability for future growth, etc. 

But, induce a cut-off of the supply, for a protracted measure of time, and keep demand going via supplemental financial facilitation like covid checks, and with manufacturing off-shored, it's a design for a disaster. 

I would advise purchasing with the intent to live in one of the units to help supplement your rent.

I know several doctors who do several different things to get into the business.Some loan their money for profit share in deals, high interest rates or equity splitsSome purchase turn key (fully rehabbed property with tenants and property management in place) and just sit back and collect a checkSome partner up with people who CAN do it full time and provide the financing/w2 income for bank loansWhether or not you want to build an empire that completely replaces your w2 income, or simply supplements you're current income will totally be up to you. 

What does the cash flow look like, can you use the basement to supplement your rental income to one or both of the units (if a unit has access to it and it is finished, have them rent the whole space, more space usually equals more rent.), etc.

People who put on their own roofs, fix a plumbing leak, paint their house, or take herbal supplements for an ailment are basically taking responsibility for the job they are doing.

Has anybody here ever built an efficiency in order to supplement their mortgage as an investment strategy?

I'd be more comfortable making a big lump sum payment and/or increasing my loan payments once that cash is supplemented by rental income.

I'm happy to be proven wrong because we'd love to own there, but the underwriting there paints a pretty ugly picture.Great place to buy if you like vacationing there and want renters to help supplement your mortgage. 

Sadly, an area for people that like to vacation there and want to supplement the mortgage a bit.
