Hello all,i'm looking for an architect for a 2 homes project in the Malibu area.The plan is to build 2 nice different modern homes on 2 lots side by side.I know architect fees range in the 10% area, however, given the high budget of such project, around 1.5 millions, i was wondering what is the fair rate and if the fee should include consultants and engineering costs.Any input would be appreciatedBest

Hi Everyone,I'm an Architect turned Real Estate Broker here in Pasadena (and Los Angeles area), California.  

Has anyone paid for architect plans with a heloc ?

They told me to get a civil engineer or architect to submit plans.

I plan on hiring an architect or structural engineer to submit plans.

I am ready to have initial discussions/consultations with an architect about what can and cannot be built on my particular lots taking into account elevation changes, zoning, etc.Does anyone have recommendations for an Architect that does multi-family development and knows how to help the developer maximize square footage/unit count on an investors budget?

I'm an architect and also like to get my hands dirty and swing hammers.

I would partner with an architect or someone with experience reverse permitting.
