Repairs could have been handled in a day, with re-inspection scheduled within a fairly short (by Government standards) time period...probably less than three weeks.If, after (apparently) several years with your PM, WHY would you need "bids" for the work...it must be done, promptly and properly, or, as you are finding out, you lose far more in rent.

It will get cleaned regularly, minor repairs will be made promptly (and they should be handling most of that on their own, not bugging you about it), and in all likelihood the people who actually stay there will be out and about for the most part vs. living in the space.

When prompted for a reason I only get "it is not in my strategy."

At the end of the day, it has also prompted some interesting POVs from a range of participants, and while I may not agree 100% with anyone or everyone, I do appreciate the shared info and seeing more of "what the heck don't I know -  Oooooh CRAP".

The PM is okay, and they are reasonably prompt at responding to our tenants and maintaining the property. 

It is common for a home like this to be priced at $450,000 or $500,000 and prompt a bidding war, where the final purchase price can be $25K - $75K over ask!

MTRs require more hands-on management, like furnishing, managing utilities, WiFi, and prompt responses to maintenance requests.
