No offense to your friend, and I'm not an old-timer, but when I hear that type of rationale it makes me want to say, "Why don't you not buy the property and just pay me $360 per month?"

Disaster and prepping for disaster is my thing and no offense to Long Islanders, they are great people, but they are woefully unprepared for dealing with hurricanes and the new reality is the Northeast coast is hurricane country.

Can you pinpoint  any sentence, word or letter where I was actually offensive or offended?

The offers that have been declined are within 10-12% of the list price, which I would not consider to be offensively low.

I just did one for a substation on a Florida property and there was some money exchanged and of course the utility company had the obligation to indemnify the owner and had maintenance obligations in addition to keeping the area "pretty" so it wasn't offensive to tenants or prospective purchasers in the future.

I had a PM already contracted to take over the same day, which he did go over and talk to the two tenants.Last week, on 9/16, 2015, I received a letter from the utilities that stated that in WA State, the owner is responsible for water/sewer/trash and that my tenants are delinquent, and it is a lienable offense! 

If you're bad with your personal finances (please don't take offense, this is just a hypothetical) and the $11k per year is probably close to all you'll be able to save, then I think you might need to restructure your budgets and increase your savings (I assume this isn't the case, you're on BP and looking to invest.
