Or you can have it in the lease as an offense that can result in eviction.Good luck, be firm about the damages (the molding and yard are not normal wear and tear).

If you get further complaints while investigating this incident send certified letter about noise complaint and log this into your records.Having paper trails helps.I’ve seen the bigger landlords evict for such offenses in their large apartment complexes here in Houston.
