I'm not a NY native (though I have been here for ~17 years) so I don't know the surrounding areas as well.I'm looking for areas with aging housing inventory (i.e. lots of fixer-uppers) that has shown good resale value for renovated properties.

You need to schedule a couple of inspections, and react to problems professionally.At the high end, I'd say that I spend 1-2 hours PER MONTH managing my properties, that net a total of $5,000 in gross rent. 10% of $5,000 is $500. $500 /2 = $250 PER HOUR.
