The housing authority promptly paid the Section 8 portion of the rent the very first month we owned it.

That includes my ability to schedule the appraisal promptly.

In this market/climate with people struggling to get work done even on their own homes, is it even a realistic option to come in fresh as a small fish, find a contractor, and get work done promptly?

Before I finished the set up, all of my calls were being prompted to give a name, which might discourage that potential lead, and if they hung up you wouldn't get the sellers phone number.
