Thats what prompted my question - to follow the 70%ARV formula I would have to make some pretty low offers.Just some background on me: I bought my latest project from a preforclosure company and made decent money on it but less than what they made on it and I'm pretty sure I did a lot more work (40K rehab) than they did.

@Michael Davis Not sure how you got the list, but do you know if any of these Landlords might have had an event that could prompt them to sell?

The template will prompt you on what factors you should consider (that the owner/seller is NOT mentioning - like big capital improvements like HVAC, roof, etc).

If the other offer beats you and you get a notice, quickly resubmit a bid and you will prompt another multiple offer round.

By design, the marketing piece prompts the homeowner to call for more information.

If Buyer timely terminates this Contract, the Deposit paid shall be returned to Buyer, thereupon, Buyer and Seller shall be released of all further obligations under this Contract; however, Buyer shall be responsible for prompt payment for such inspections, for repair of damage to, and restoration of, the Property resulting from such inspections, and shall provide Seller with paid receipts for all work done on the Property (the preceding provision shall survive termination of this Contract).
