I'm living in the upper unit as it is the smaller unit and would command less in rent and currently finishing up some renovations on the bottom unit, but will soon be looking to get tenants in the bottom unit.

I see some potential renters getting pulled to the newer buildings but not everyone wants to live in a huge apartment building, especially at the price point they are commanding.

Each time you analyze a deal, you have to first understand what can be commanded in your market, and then look at what the property is now, and then what you might spend to make it better, and finally if making all those repairs was profitable.
