The legal structure is simply risk management tied to the tax scheme of things.

I agree with J Scott, but steering a buyer to a lender is a touchy area and tying a Realtor into that scheme can be a problem for them as it is steering an illegal aspect in most states if not, it's certainly an ethics violation.

In many cases, the net is negative.If you buy into the "starter house", "move up house", "mini-mansion", "downsizing house" scheme that's also promoted you're almost certainly negative.

If the certificate is not redeemed by the property owner within two years of the initial tax sale, the certificate holder has the right to initiate foreclosure proceedings.Despite what you may read on the internet from those selling "get rich quick with tax liens" schemes, you are by no means guaranteed a win.

if so chalk up another screwed up sub too deal for a seller... these coachs and guru's are a menance when they talk about these schemes  irks me.

There are folks, a couple here on BP, who are adamant the organisation is the best path to a future in real estate investing and there are many here who see it as multi-level marketing scheme designed to make a few at the top of the pyramid wealthy at the expense of those recruited at the entry level.   

I like that you have the two color schemes and I will certainly copy that for my paint.

My properties sell super fast and I think it's because of the schemes I use.*** all lighting at least 5k color temperature, mainly LED.
