Either way I am wanting to figure out if a clause can be added to the co-sign process to the point that I get something of value in case of default to partially cover the loss, or if it's as simple as I get stuck with the loan with nothing else to show for.

I'm in favor of Insuring UP your Liability Insurance.Don't forget that there may be added costs to having your CPA work on your LLCs.You still need proper Liability Insurance anyway, so why not just spend the money on getting better Insurance protection rather than LLCs?!

If your lease allows for separate 'rules or guidelines' to be added or amended in the future then all you might need to do for existing tenants is to give them a 30 day notice of changes to be made to the 'Rules & Guidelines' (or whatever you like to or have already named it).

Are you looking for a spreadsheet listing properties and whether or not they are on these lists:code violations, tax delinquent, 24 Hour arrest record, pre foreclosure, auction list, city liens, owner obituaries, etc ....this information would be listed all in one place. which means you would know if properties were actually worth pursuing depending on how many lists they are on.plus all of the relevant information needed for the property from each one of those lists could easily be added. plus skip trace information could be added for homeowner.basically i can systematically sift through all of these lists and see if there are matches for one property on multiple lists.

They understand that their policy will protect them against any of their own personal liabilities AND protect their personal property in the event of a fire or theft or water damage, etc... where your policy covering your liability and the dwelling will not extend coverage to them for liability or property damage.It's best to have this conversation prior to anyone moving in and it can easily be added to your lease agreement.Ivan
