Each state can be a little different so the details matter. https://www.omglawfirm.com/arkansas-probate-intestate-succes...Here is the pertinent excerpt:If you don’t have a Will, the default order of descent goes like this: (1) full blood and adopted children of the decedent, subject to any dower, curtesy, and homestead interest of a spouse; (2) if no full blood or adopted children, then everything to a spouse of greater than three years or half of everything plus dower, curtesy, and homestead to a spouse of less than three years and the other half of everything to other heirs (per this table); (3) to the decedent’s parents or surviving siblings; (4) to the decedent’s grandparents or surviving aunts, uncles, cousins, etc.; (5) to the decedent’s great-grandparents or surviving great aunts, great uncles, etc.; (6) if none of those intermediate descendents are alive the remaining half can go to the spouse of less than three years or to a predeceased spouse’s heirs; (7) finally, if none of these apply, all the property escheats to the county where the decedent died.

Got a contract on a burn house back in October from a driving for dollars one off post card, lined up a buyer, and had heir-ship issues (found a missing heir through skip tracing and turned out he was looking for 'blood' on the lady trying to sell the house) which caused it to fall through.

Other than that we didn't have to do the roof, the siding (other than a power wash), didn't really do any landscaping, didn't do the windows, didn't do the kitchen (other than appliances), didn't touch either bathroom, didn't do ANY flooring, didn't touch the heating system (other than a servicing which resulted in about $275 to fix something with a circulator on the boiler since it hadn't fired in ~2years), didn't intend on doing any plumbing (when we did fire up the boiler there was some leaks and resulted in an $1,800 change order [the only one of the job]), didn't even have to change any of the light fixtures as they were pretty close to what I would have bought anyway, it was on septic but it had a passed inspection so we didn't do anything with that either.Seriously what can you do for $5/sqft?

Population is actually reducing but as money circulated is growing fastre than population, that drives up the real estate price.
