It isn't any great mystery that the issue is that the places are overpriced.Since you mentioned turn key places (which generally sell at a premium over other rentals) are going for less than your price there is noway you will sell them.I presume they need some amount of work and there isn't anything so amazing about them that they would sell about the market for rentals.

Now if the property has been on the market for 150 days, the price hasn't changed, then the odds are pretty low that a mystery buyer just came out of the woodwork.

@Craig Garrow this information is readily avaliable on the internet with a few clicks.just google a state and ask how the tax sale works.. many counties have it clearly spelled out.. no big mystery here

Sometimes an REO bank seller will not allow a blanket assignment in the contract.In that case you would want a clause that says you are allowed to assign it into your llc etc.The reason is the bank has seen your qualifications to the get the deal done but they do not want it assigned to some mystery buyer they know nothing about.
