Life has been pretty subtle for me.

The initial effect on mortgage rates was a subtle increase in long term bond yields, however in comparison to earlier this summer residential and commercial mortgage rates are down considerably.For example commercial lenders were in the 7%++ range just a few months ago, and recently are as low as 5.5%-6% and falling.

I've seen/heard people getting more competitive bids in the higher risk markets, but yeah I do think the subtle increases 2-3% are a bit aggressive. 

My townhouse has had subtle increase YoY ($15-$25 increases), and my condo HOA fees jump over 100% YoY basically crushing my cashflow.

I do income potential reviews for clients all the time, every market has subtle differences but these are generally good indicators. 

I think something more subtle, like folds in paper, could convey a sense of care and renewal. 

I’m still learning how to taste all the subtle differences and what I like to look for overall.

Or perhaps some other subtle change in the mid-term arena?

They already had what look like good quality cabinets with a nice subtle finish.
