Less oversupply with that product type and more renters that were renting the more expensive bigger cabins are choosing the lesser ones because they love the area but don't want to spend as much on rent.We've talked with several long time investors out there and there isn't a one that have held on to their cabins over time that aren't still adding more.

@Brittney Yang surprisingly I have found that I can have glue down LVP installed by a local flooring company, we use Artisent Floors, https://artisentfloors.com/, for our local renovations and they are awesome and they can do it for less than what I can buy the product for at Lowes or HD even with my 10% military discount! 

I haven’t seen many value-add products, but there are solid options on the DSCR side.

This is limiting my options.I have never utilized the multifamily lending products offered by Fannie, Freddie, etc., so I would be interested to a) hear other BP members' lender recommendations for this sized property and also b) other members' experiences working with Fannie, Freddie, etc.  

Duplex or triplex with ADU does qualify for one of the f/f conventional products.  

However, they are full of legal jargon most landlords/tenants can't understand and they miss a lot of things an experienced landlord would recommend.If you have a landlord association, join them and start with their product.

Also fully understand the refinance guidelines for any DSCR, or Traditional loan products you BRRRR into.

All have only the primary loan, so a second, a HELOC, or some other product with decent APR would be great.

When I made my earnest money deposit, in Oct, I was told production would be in 2022 and completed by 2023.
