Encinitas is for wealthy that does not want to flaunt it and like a small town feel. 

First, there is no reason to flaunt your wealth- i think its tacky, and your tenants may resent you, especially if you are a lot younger than them.

I flaunt it.

What I perceive as a sin certainly isn't by, yes, I'll say it, younger members, those with fewer times around the block, it's a lack of communication and probably much my fault as I don't really like to type and say things along a short path,I just hate hype, I'm pretty conservative, I don't like flaunting success or money in people's faces, I know it's not necessary to sell or convey ideas or teach.

Seeing as the 1031 only benefits investors, it might be considered low hanging fruit.It's funny, when we bought our vacation home, some people thought we were flaunting all this money we didn't really have.

Telling your potential landlord that you know your rights or flaunting those rights is a form of intimidation.
