If you go RBTR, here are a few key criteria I've seen to assure comfort of living and lower vacancy / turnover:- at least 400sqft per tenant and no more than 2 tenants to 1 full bath -excess parking where folks aren't blocking each other in and you're not getting complaints from your neighbors about overtaking the street parking.

I'd spend the money on quartz.You want to have a nice place so don't be afraid to spend where needed.I've heard horror stories of people putting in butcher block and people using it as a cutting board.

Right now I can only tell by finding my properties on airbnb and looking at the calendars and what days are blocked of and assume those are bookings.
