If you want me to walk you through the process of examining titles and the checklist I've built up over time we can skype/discord.I'll review Idaho's tax-deed laws this weekend - in the mean time post your questions on Avvo as well (you'll have to do one question per post however but you can't beat free lawyer advice).Weird your state issues QCDs... and not a Tax-deed.You will have to learn to title examine on your own... do not go with title companies per property unless you have a massive bankroll (granted if you see a property that you know you'll win, you also physically visited it, go ahead and order a title search).You may be looking in the wrong states (there exists 1 state out of the entire USA that issues title insurance for tax-deed sales and also has extremely pro landlord laws).

This was the previous thread i created; https://www.biggerpockets.com/forums/12/topics/594...I am not employed currently and am still in school but have roughly a 50k bankroll and i can make 5k a month on avg and my credit score is okay so far (recently got credit card a few months ago), i have stats/graphs/records documented from poker earnings and am currently trying to fill out my w-2 filling tax returns to show proof that i have document-able income and all i would need is 2 years worth of w-2s?

Because I’m looking for cash flow (a lot of that because I will be bankrolling a portion of the down payment with my HELOC, but also because of low appreciation for the area), I want to ideally see $200/mo per door.

In my experience, when people are looking at HML, it's generally because they have no equity, cash or partners who can bankroll them.

I had so many people calling in those years HELP my apartment loan will not renew what do I do its a great property and its current.Now most of the folks on BP are new and started after 08 and that's great for them .. and I am not predicting this in any manner.. and many have nice 30 year fixed.. but those that buy on 20 due and 5 there is real risk as remote as it is.. just because a bank rolls one 5 year over does not mean for a minute they will roll the next.. then you had a Hedge fund like Rialto buying all this bad paper and just stomping on these owners.. people I knew were forced into bankruptcy Rialto would not deal .. and to make matters worse that company got 5 B of tarp money.. so our tax payer dollars was creating this huge win for these guys.. it was ugly.. but its all good now..
