My state has started to crack down on it as well. they are aware of the issues you talk about the U tubes the guru's etc.. they will follow up on any complaint and if its deemed selling without a license then there will be action taken . which usually includes cease and desist and for first offense modest fine.But like when I was talking to someone I know in the division enforcement here in Oregon she made the point that most professions in an around building remodeling lending etc all need licenses..

Based on some initial advice from my lawyer, he has advised that it may not be worth pursuing it (outside of small claims) according to NJ laws, since the judge may favor the tenant primarily because not paying for utilities (which are divided among multiple tenants) is not a major offense (legally) if utilities are being shared with other tenants and can not be exactly traced back to their own usage.Any advice on the what the process would be for doing this or any other helpful advice would be much appreciated!

I think that everyone wants to be a multifamily investor even is that is 2-4 unit so they are paying offensive prices.
