If you were hoping to find duplexes, triplexes and quadplexes you will be sorely disappointed in Austin.

I have to think a lot of novice investors who think the money is easy, and that housing only goes up so buy no matter the price (think younger buyers who were <21 during the last bubble pop so have no memory of real estate going in any other direction) are going to be disappointed.

I have huge respect for BiggerPockets and it will be a huge disappointment if I can find anything I’m paying for outside of this platform.

Seller ON the market right now are typically more motivated than those Off-market, and have already felt the disappointment of nobody taking their asking price. 

It sure makes the photos look nice- but will people be disappointed when they come to the house?

Have a tried a few big names only to be disappointed with surprises such as 10K in discovery costs (during pandemic when courts were closed), to incorrect notices, to serving notices for reasons that are not legal (based on my internet research - which attorney agreed).

I list one SFR in Plant City and disappointed: the pretty house located in a very nice community but 1)not so much applicants; 2)few scammer and under 500 credit score for all applicants; 3) never show up once I said will check the credit score and income. 

I figured those were enough red flags to just move on, but it was disappointing because it sounded like they had it all.

In most areas, a hands off ADU addition will cost much more than the value added   Search this forum and you will find many disappointing appraisals associated with ADU additions.
