I personally wouldn't mind renting to someone with a poor score if they can show me a credit report that demonstrates that they never miss payments or are late.

Hey guys,I was about to send these 2 wireframes (made into a slideshow to demonstrate how it works) to a programmer to have it developed into a web tool - basically it scans the zip code for current listings by $/sq ft and shows the lowest price per sq ft as "deals":https://www.slideshare.net/secret/4o378v4Enp7MiaI thought it might be helpful to share this concept and see if anyone else would be interested in using such a tool.What do you guys think?

Submeter the water for all units - you can't bill based on the submetering, but you can demonstrate the high water usage for whichever units are in the premises.

My point is you will get much further hiring a specialist versus and generalist (throw everything to the wall and see what sticks).With a specialist there network for a seller will be highly valuable for targeted buyers who can perform.For a buyer you are wanting a broker who has access to the sellers and has vetted properties to make sure they are real numbers and not a waste of time.I like to qualify my buyers as hard or harder than they qualify me.I don't want to bring a buyer to a seller that can not perform or I lose credibility.So expect when you approach a specialist to be able to demonstrate if they bring you a deal or spend time with you that you are serious and can perform.There are a bunch of buyers,sellers,and brokers/agents that only know nothing or half of what they are doing and that wastes everyone's time in doing deals.

It's interesting how the Muslim Brotherhood is caught between and rock and a hard place, saying demonstrate but do not destroy property or turn to violence.This came to the burning surface from the movie trailer released to insight others.The US didn't release this nor is it any official view, the acts of crazies....Seems tome that if you go in any state and insght a riot and people are killed as a result of such riot, those responsible are held accountable.

For example, in a theme park based on life 100 years ago, your old fashion candy store may demonstrate how candy was made long ago by hand, the employees may dress in the period, it may be next door to the ice cream store, in other words, it's not just a candy store but in makes up part of a bigger theme to provide an entertaining activity.All that said, RE activities effect other people, those you deal with, it's usually that largest financial transaction most people will ever be involved with.

The true answer is - long enough that you have demonstrated your intent to hold for productive investment use.There's two extremes - If you completed your 1031 and moved in immediately you obviously did not buy it with an intent to hold for investment.
