In terms of the which class of property I'm leaning towards I would probably say C or Ds since that would be the best place to look for a BRRRR and because anything above that would probably require a down payment that I would not be able to currently afford.

If it’s A or B class then yes it wouldn’t hurt to have a competitive edge against other rentals in the area and you might get another 50-75$ for the unit If it’s a C or D area I wouldn’t waste my time and money on such things .
