I'm guessing you probably did, but this area strikes me as a possible place that HOA would keep STR out of the neighborhood.

It strikes me that there are a lot of high-income investors getting skittish about the stock market and looking to diversify into real estate, creating demand for turnkey properties. 

I find it challenging at times to strike a balance between telling people what they want to hear (which usually involves over asset protection and complexity) vs. the common reality that simple is better to start out, unless, like you said, the parties involved are more sophisticated and experienced.

Nicely done.I have found tired landlords who have paid off their properties; I found them by riding my bike in my neighborhood and striking up a conversation. 

Look around, strike up a conversation with the locals, and perhaps grab a drink with real estate experts.

I only offered it knowing that rents could be increased to around $250.I am trying to strike a deal with doing Owner Finance since a lot of banks I called don't work with Mobile Home Parks. 

I can always change my mind depending on their response to the lease violations.Oregon is a very tenant friendly state and we have a 3 strike rule.
