The only service animals that must be admitted into public places...like a store, restaurant, etc...are either a dog or miniature horse (no other type of animal) that has had rigorous and extensive training to help their owner with a specific PHYSICAL disability. 

Meaning, say this tenant alerted the local news, as an example.Your argument, while true, is like telling someone they don't need a car to get to the store, since walking and horses worked for centuries...  ;-)

They are more concerned with the return of their money than on their money.You can also get into some deep legal issues soliciting private money, as investors or lenders, your pitch can violate security laws, which is pretty much why you need to be acquainted with people and approach them carefully, one on one.Your HUD property isn't one you can take down as a deal without financing lined up, you have the cart before horse.

Also like you, I live in a huge horse area (Ocala, FLorida).

., you shoulda seen the bargains there LAST year...In many markets, the cash-flowing-rentals horse HAS bolted.

Granted, these returns only work on the lower end "work horses" and not the Edmond "show horses". 

All that said,  SP also has a great, active, engaged community,  several festivals over the course of the year  (its the only neighborhood I've seen people in full tradiitional dress riding horses down side streets for fiestas patrias for example) and neighbors put on an all-out august night out against crime every year.
