Right now I have saved enough money to put about 25% down on a fourth property and my local market in Boise is absolutely screaming but there is so much crazy stuff going on in the world right now, I think I’m gonna hang on to a little cash right now- fully  knowing inflation will eat a hole in it.

Also it makes since people are backing out because you are screaming in your description this is a Flip and then there and lots of problems and everyone has heard of cheap flipper.

this is why contractors run screaming when they hear the word "investor" I mean who would want to put up with being nickel and dimed on everything and being "negotiated with" right out of the gate?  

Yet, people buy the fear, lap it up and run up and down the road of the internet screaming "THE END IS NEAR, THE END IS NEAR!!!!!". 

The search would have turned up the issues and the insurer would have refused to issue the insurance, which would have been a screaming red flag. 

Local residence are going to be screaming city councils will adopt tough regulations etc etc..  

You might find screaming deals here and there, but if the whore area is falling apart it can be a bad deal in the end, even if the numbers look fantastic on paper!
