Sorry to say I'm not a big fan of memphis....especially when it comes to buying from a turnkey provider.If anyone finds their own screaming deal, then fine but here are the problems I see with TK providers#1  market price.

I personally, would not use all of your 150-200k on one deal because now that your going to meetups and networking, you never know if a screaming deal comes your way.

Dave Ramsey is good at getting people out of debt and building for their future so I would recommend checking out his website, buying his book the Total Money Makeover, watching his debt free screams on YouTube, and/or listening to his daily podcasts.

Low value assets that are soup de jour for so many investors in many markets of the mid west and other low value areas.. there is certainly risk taking on high leverage debt.So just to balance things and we really never talk about the risks.. we are just talking about math generally in these threads.but the risk when you buy a low value asset that really never goes up in value in substantial way  and I am talking about very little if any REAL appreciation .. you box yourself in to limited exit strategies IF YOU NEEDED to .. so you risk capital loss and you risk FICO damage I have seen it first hand over the years it can be bloody..

Unless you find a screaming deal though (and there are some out there given that COVID has hit the condo market harder) condos around here tend to make for poor investment properties.

Do NOT rely on them to do it for you...you'll only be disappointed   And then U have hunting season  out our way other than the hispanic or Russian subs all of our subs HUNT and fish / crab .and when hunting season especially elk is so short  they ALL take off at the same time.. so your job comes to a screaming halt.

Finally gave them to another tenant I have that loves fish.Found out she's still working the same job she's had, so garnishment has been filed but I haven't received the return of service from the sheriff yet, so we'll see how that goes.While I've been over there doing the cleaning and repairs, I've talked to half a dozen neighbors who have told me that her and her boyfriend's screaming matches were epic and legendary.
