Using an LP, capital gains treatment are preserved.  

The banks use property preservation companies to service the foreclosures - so you might want to get acquainted with some of them. 

Those markets are more likely than others to produce renters who will not preserve value, although more-so than west-side Birmingham. 

@Alfredo Villegas here are some of the options that I’ve considered: loan signing agent, real estate marketer, home stager, property management, home inspector, home appraiser, and property preservation.

By raising for it on the front end they are preserving any positive cash flow or pref for the property, if it isn't part of the raise amount they would need to allocate a larger portion of the positive cash flow towards building up the balance for those inevitable costs.. which in turn would any pref or CoC for while.

DST is more of an A Class, stable, wealth-preservation and financial planning play, while Syndicated PPMs are more high risk/high yield, re-positioning, wealth -building plays.
