Most will loan up to 70% of ARV, so you basically need to come to the table with the rehab budget and probably some points for the lender.Private money, on the other hand, is often less sophisticated (it's extra cash that doctors, lawyers, etc. are looking to invest) and will have better terms.

I think it's common sense for any business that if you have done a job in good faith, if something goes wrong, someone else needs to pay for it (that's what we pay insurance for) -- this applies to all, investor or contractor or doctor or nurse, etc.

If you're going for MTR for the medical field (traveling nurses, Occupational Therapists, Physiscal Therapists, Doctors, etc...) you'll want to have your MTR next to (or very close ~15-20 minutes) from a Level I or Level II Trauma center.

They already have great net worth as a corporate executive, a doctor, or they own or a business with high profits to redeploy or they sold a business.There are other avenues such as a syndicator etc. but those are the 4 main ones I see.
