Especially ask about cost of insurance and whether getting an elevation certificate is worth it.Here's the FEMA portal to determine flood zones: https://msc.fema.gov/portal/ho...If you have a 3 bed rental with at least 1.5 baths and no water view, you should be looking to get at least $2,000 per month and if it's suitable for weekly rentals in the summer, roughly the same amount per week.

I have no financial interest in this company but watched a webinar of theirs and, found it was innovative that, instead of purchasing property and using it as an Air Bnb rental model for househacking purposes,they in fact simply rented a suitable place and then applied the Air Bnb model to it, using it for their personal residence if needed as well as providing rentable space for income purposes.This could be a great way to generate some significant passive income while abating your housing payment altogether, though you would not build an equity stake.

After you find one that is suitable, start assembling a team in the location, a team that consists of a realtor, property manager, insurance broker, contractor, lender, etc.Let them know your criteria and whenever a property does pop up, make sure they drive by it to ensure it's location is quality and the structure is quality.
