Hi Gordon, investing out of state exposes you to diverse renovation scenarios, driven by varying architectural styles, building codes, and climate conditions in different regions.

I put out a monthly market update for Milwaukee and I try to be as wholistic as possible, from unemplyment to demographics, and then overlay that with what I see in our local market.As an investor the two biggest trends I follow is climate migration and monetary policy. 

The climate (here I am referring to weather) is ideal for living on the streets.I have not seen the homeless camp affect the value of my property. 

If you can find a property that has value add potential, that would be a good purchase in this market and mitigate risk from paying the upside on a turnkey deal where the seller is trying to squeeze everything he can out of the property in this climate. 

According to Yahoo the #1 county in the Pacific North West that is going to see livability IMPROVE due to climate change is CURRY COUNTY OREGON.

Consistently topping or near the top of the lists for many years:-worst business climate-worst infrastructure (roads, utilities, etc)-most corrupt local government -high taxes-extremely high drug use rates, especially heroin-high unemployment I'm not making this up.

How are you able to invest in this climate and make deals make sense? 

With the cashflow it was throwing off and the way the market is, maybe selling is a bad idea, but...we're in Illinois and the regulatory climate here is....questionable.
