Evolve is everything that gives short-term rentals a bad reputation and is getting us banned in many communities.

They try to prevent parties because parties hurt their reputation, piss off townships/cities, and cause STR bans.

The user in question was subsequently banned from the forums for a second time, they reached out to me directly to dispute the ban but as of now the ban is still in effect for breaking the rules of the forums. 

For B an A I won’t even charge 10%, leave alone late fees - there is no such thing.If you want someone to manage your properties where late fees might be potentially incurred - get ready to part with the money.My best Tenants direct deposit rents well before the first of the month and there is nothing to discuss.I don’t take on rentals in certain areas at all because I don’t have to - it’s my business and work only for the clients who bought properties with me.

And with  travel ban we are seeing money coming in to America coming down, I think houses will keep going up.

Eviction bans, which varied depending on the province, were lifted a long time ago and we only had limited help for tenants with rent last year (again some locations had it, others didn't). 

Quotas, bans outrageous taxes.  

You can evict for not following the lease right now (assuming you are in the US), the only ban on evictions is for non-payment.

Other gated communities have banned short term rentals all together.

@Natasha Jansen that's probably the highest risk with short-term rentals, and you probably experienced this as well in mid-2020 when they banned them in Florida temporarily.
