If a roof leaks, hud tarps itHud will absolutely not do any repairs nor will you be allowed to prior to closing(doing so is a Federal offense)I would suggest finding a lender that will allow an as-is appraisal with no utilities as you are no doubt past the allowable period to turn on utilities.

Most of these guys were convicted of drug offenses or simple assault. 

Not only could the state charge them for this offense, they can go back and file criminal charges for the first complaint as well.

Considering what a lender will ask of you, I consider none of this invasive or offensive.

I've gone the gamut from names like Foreclosure Stoppers (eeehhhh) to more professional sounding established names, blah blah holdings (no offense meant to people with a more descriptive name).

But, no offense, if I were to turn your own statement back on you- I'm pretty sure you are a turnkey company, so of course you would argue that dealing directly with a turnkey company is the way to go.

I have no trouble in my consulting business demanding that I get paid a high rate, but when it comes to buying, I'm a pushover.I play great financial offense by pulling in lots of revenue.
