That sucks for me as lender but anyone with Good docs and credit will still qualify for loans, others with records not as pristine will have to find higher priced private money or stand on the sidelines or figure out if tenants stop paying rent if they qualify for any program . 

I know I'm a Debbie Downer, but I'd rather stay on the sidelines for a few minutes in cash to see what transpires. 

It could provide some relatively cheap RE education.I want to applaud you for not sitting on the sideline and taking action.

I also don't want to be the guy on the sidelines that never buys a house because "it's too risky".

This would also let you sit on the sidelines while you take your time to find your next deal.

IMO, if you plan to buy and hold, you need to just get in the game at the sideline to avoid waiting for the perfect time that may never come. 

I have been on the sidelines of the game for almost ten years and have just started taking action in the past year.
