We like using 15 years because it accounts for the recession. 1) population growth over a certain threshold depending on the size of the city2) housing value increase over 40% to beat inflation 3) crime indicators and/or steady decline of high crime areas over a 15 year period4) job growth over the last 12 months over 2%5) median housing prices at current market6) median rent prices within a certain range that meets b and c markets Once city level data is analyzed you start at the zip code level. 6) zip code break down of crime areas, median income, median rent, and ethnicity makeup (which has more impact on how you market).
