I had a tenant request hardwood floors to help with her allergies.

I've heard some people will charge a non-refundable cleaning fee as well as the pet deposit, since the chances are my next tenant will have dog allergies.

A few days go by and the day of the home inspection I receive a call stating that the buyer wants out of the contract bc he has a terrible allergy to bees!!!!!!!

Can you define "damage" as something unseen, something that aggravate allergies and that requires an expensive mitigation?

As much as I love wood floors in bedrooms for allergies, carpet is cheaper, faster to install, and will dampen noise in second floor.

Senior year in college, with an acceptance to a Vet School for the fall, I was diagosed with adult onset asthma and allergies with the main trigger being animal dander...kiss that career choice goodbye!

NOTE: In an earlier post, I aid that the proteins of the mold fragments and spores are what the hypersensitive (allergy and asthma sufferers) are reacting to.  

People with serious allergies don't build a new house without consideration of what they are allergic to (i have a family member with this issue). 

Because if a buyer thinks about a water problem they think about POTENTIAL MOLD and that will scare a buyer out of a deal.Also many buyers have allergy problems etc. so air quality is also a big selling point in the property.
