I've dined in an old firehouse in Downtown Los Angeles and similarly had coffee at a very cool old firehouse in Old Town Sacramento.It should be obvious by now that (I eat out a lot and) many clever folks have turned buildings into restaurants and coffee places.My suggestion is to find out what type of space is most lacking in your community and determine if the property, through any stretch of the imagination, could be made to fit that purpose and still make economic sense.Another factor is if the historic name of the building can be leveraged into a PR benefit.

The thing is that everything in the area is 300 sq ft smaller becaus this house has an addition of an extra bedroom bathroom and dining room.all of the ones i found within 2 miles in the last 6 months hadno updates, linoleum, particle board counters. old bathrooms and they were comping out at about 174 to @1050 sq ft up to 189 @ 1120. the home i have has an addition but it was done with brick to match the original home and it was done well so the house is about 1400 sqft. so i feel like a 187 valuation is a very conservative.

Sorry, been a little busy so did not post pics.Here is what we did with the fireplace and structure over the back porch.Also updated the kitchen with new granite counter tops and backsplash, fixed cabinet, new SS sink, faucet and opened up the wall adjoining the dining room to add a breakfast bar.
