Hi DanThis is  a great question and concern that keeps many on the side lines.

But I wouldn't just sit on the sideline.

The real estate market cycles so what works this year may not work next year and you need to know the complete cycle, when to flip and when to sit on the sidelines, and how to find deals, sales, and contacts for all phases of the cycle.

I know if I try to time the market I could be sitting on the sidelines for years, and I’m not going to do that.

My 2018 goal is to stop watching from the sidelines and start taking action.

But paying the taxes and having $1mm cash on the sideline all of a sudden seems almost attractive!  

Don't wait on the sidelines any more.

Don't be afraid to buy something that needs a little bit of work as it will give you the opportunity to add value.House prices can go up quickly in some areas, so if you see something you like, don't sit on the sidelines. 

I like $750 per month therefore I like PMI because without it I would be sidelined and prevented from enjoying the many benefits Real Estate has to offer: tax advantages, cash flow, appreciation, etc.

I've been sitting on the sidelines, reading, learning, getting inspired and now I'm ready to dive right in.
