I know it can definitely be specific to a area, but some B-classes would look like C or D and I would just cut communications politely right there.

I self-manage in C/C minus class areas, but wouldn't recommend C or worse for out of state remote investing. 

Do you accept negative cash flow when you cash out refinance and bet on future appreciation and rent increases to carry the day, or do you only cash out as much as you can and still cash flow?
