You cannot do 1031s on property you hold as dealer as inventory. 1031 exchanges are properly done on property being "held for productive use in business, trade or for investment".

This will never happen.You see, they realize that the property has already been exposed to hundreds of active buyers at this price…the chances of You finding a buyer on your own to pay more is minimal.Think of this way…if you wanted to wholesale/flip cars, would you go buy your cars from your local Ford dealer and then try to sell them yourself for more on the street?
