I will spend thousands of dollars on travel and dining and las vegas gambling, but still wearing the same clothes I have been wearing for ten years because I am too cheap to pay for clothes.

You can supply them on the front end with ceramic tile in kitchen and baths, vinyl plank flooring in den, dining and living rooms (more durable and opens up the space), nicer faucets and fans, new counter tops, etc.  

Blinds and for some large windows in living rooms/ dining rooms curtain rods and  some neutral curtains are more inexpensive.

As an example, we can't put a basic budget dining table and chairs in a MTR and then price at Springhill Suites levels--our residents will know they are getting a basic budget product for too high a price.
