If you don’t want to do that yourself (even though I’d recommend it) you can just ask me as I did it myself.Even if your first deal is a mediocre one it’s better that just sitting on the sidelines for years while looking for a “mentor”.

As to @Ned Carey noting that it's a terrible time to be investing in MF, I'm going to re-read his view, and note that Brian Burke agreed with most of it, but I don't know if it's warranted to sit on the sidelines, even at this time.

Sometime best to wait on the sidelines for the dust to settle to see what will work in a new legal environment such as this.

It takes years of experience deals credit and money to accomplish this but you say on the sidelines for 46 years and now you want the reward .

If you are on the sidelines waiting for a crash, you are losing out on opportunities.  

As Peter Schiff says I would rather be wrong, wrong, wrong continually & eventually proven right than be right all along & eventually in the end proven dead wrong.How can we be continuously wrong, sit on the sidelines, and win? 

If you sit on the sidelines it may be years before the opportunity comes back around.
