I found me and my wife were being too picky and I had to keep telling myself this is not our forever single family home but it is an( investment property) In my situation I was renting just like you, So even if my 1st investment properly that I would be house hacking didn't cash flow I would be OK with that being that the renter would be supplementing my income , Would leave me paying Say $800 a month to cover my mortgage that's still a whole lot better than the $1500 I was throwing away for rent....

If none tell them you will be raising to market rent but allow them 60 days to move and for you to find better tenants without a vacancy.If you are restricted to $100 then 4 years is way to long to wait to get them to market and you will need to give them both notice to non renew.Assuming you are investing to make money you must make the proper business decisions and frankly giving up thousands of dollars of income by supplementing tenants rents is not the way to do it.
