From my personal browsing of some of the TK providers' inventory, I have found that there are a lot of properties that are in not so great areas (personal opinion of course) whose economics look great on paper.

Hi, BPI have been studying real estate for a while and am still a long ways away from actually jumping in, but after doing some browsing in the area I see a small apartment building that I think would be an amazing first investment.It is a 6 unit brick apartment, all attached in a single rowIt is in a nice neighborhood but the apartments themselves have not been kept up well, so I know I can add value and maybe talk the owners into selling for a good price.

In preparation, I've read multiple books on property management (Including Brandon Turner's), and have listened to over 100 BP Podcast episodes, as well as browsing the forum.That being said, I have a full time career as an insurance agent (life/health), I'm not sure if my time is better spent split between property management and my career, or if I should hire a local PM for 10%.
