when u wake up in the hospital recovery room after a 2.5 hrs hernia surgery and tell your wife "we should lowball that dump we saw yesterday at 20k". of course, the first sentence was "I love you, shnookums".  

Most of what we as investors are doing isnt brain surgery.

My locations are ideal for hospital workers/visitors, International college students/families, vacationers/national park goers and are walkable to anything you might want.My cancellations only happen within seconds of booking confirmation (literally), or in the rare event a surgery/appointment is cancelled for a patient from outside the country(a time or two).

I use delta but def want metal parts not plastic.

Other times of the year - if you find out your tenant is recovering from a surgery, have a flower delivery service drop off a $30 "get well" flowers - just did that one this week.

All this talk on here about using other people’s money and creative financing and clever tactics....and when I comes to it you’re scared of a plastic card ??
