I have been getting told by Registered Advisors(RA)/Registered Reps(RR) working under Broker Dealers (BD), the up front cost to buy into a DST runs 5-6% total for the joint BD&RA/RRas as specified in the PPM.

@Matthew Irish-Jones pretty much a full rehab- contractors that can do dry wall, floors, paint, etc. plumbing, electric, landscaping, exterior paint... possibly some roof work.

@Matthew Irish-Jones I definitely agree with you on all points, and would advise our friend the same.

Your job as a landlord is to provide the best quality housing you possibly can for your tenants and this includes making sure that their neighbors are responsible and are not drug dealers and rapist that have loud parties at all hours of the night.
