Doing a renovation where the living room, dining room, and kitchen are covered floor to ceiling with wallpaper out of the 70’s.What is the best return on my time; stripping the wall paper down to the drywall or removing the drywall and putting up new drywall?

Simply put, if people would buy bags of dog crap to eat, I sure as hell wont dine with them, but you better believe I am all the happier to pay someone to collect, bag, and sell all the poop they wanna eat!

Once we valued the amenities of the lot, we'd design a basic home to determine where views would go and then place kitchen/dining area, great room or family room,master and office to use those amenities wisely.I've seen some great lots where the builder took a plan out of a "100 floor plans" book with no consderation to lot!

I've left several tenants dumbfounded when they see the closet organizer in the master closet, the *nice* light fixture over the dining room table, the wide baseboard moldings instead of the little ones, or a dozen other *little* (often very inexpensive) choices that a *homeowner* would do, but landlords rarely do.

As an example, the areas where I invest, most of the apartments were built in the 1920's, which means they often have a formal dining room, tiny closed off kitchens, no air con and sometimes no heat, and tiny closets. 

We already had ducts for the furnace, but installing two mini-splits (one for kitchen/dining/living room, one for master bedroom) was cheaper.

The kitchen and dining room would have to be completely gutted and rebuilt.
